AGENT SPOTLIGHT SERIES – JOEY MAHER

Joey had the pleasure of growing up in Duxbury and graduated BC High in 2003. After receiving his Bachelor’s Degree from Saint Michael’s College in 2007, he worked at Fidelity Charitable and BC High for 10 years. Upon reactivating his real estate license and doing South Boston apartment rentals in 2016, Joey reconnected with the one and only Liz Bone. After 3 wonderful years as her buyer’s agent, he became a full service Realtor for the company in 2021. Being able to help people through the home buying/selling process and to see the joy on their faces at closing is the most rewarding experience he has had in a professional career.

Joey grew up and currently live in Duxbury with his lovely wife Ashley and their two daughters Sophia and Fiona. Duxbury and Plymouth County are definitely where he has the most expertise, but Joey also has been connected with the South Boston, Quincy and Dorchester communities between living there for almost a decade and going to BC High. He has also had the pleasure of venturing down to the Cape for multiple transactions, so Joey feels right at home anywhere from the Cape to Southie!

He understand that a home sale is one of the biggest transactions in a person’s life, so when for example, it takes them 5 years to find the right house, or moves their search parameters over an hour away, Joey is just as dedicated to them as he was at the first meeting. When you combine this with the South Shore SIR second to none marketing, team communication and the global network, you can’t ask for a better Realtor experience.

Let’s learn a little more about Joey!

What is your favorite thing about being a Real Estate Agent?

The thrill of clients when they get an accepted offer and at closing. By far the best part of any career I’ve had.

What do you enjoy doing outside of helping your clients buy or sell a home? What are some of your favorite hobby’s, activities, etc.?

Golf and family. If I’m not in the field, safe bet I’m spending time on one of those.

What do you love most about the South Shore/Plymouth County?

I love the proximity to the city while also being a sleepy seaside community, minus the crazy tourism of the Cape. There is so much to offer on the South Shore.

Share with us a memorable moment in your Real Estate career?

I think getting my sister her dream home, selling my mom’s investment property and selling my personal house/buying a new one all within two months, with a two year old and while my wife was pregnant with our second daughter … not a chain of events for the faint of heart! We were able to work through it and look back at the process and just smile!

Why South Shore Sotheby’s International Realty?

The Global Network/Brand was truly the main selling point! And of course, my colleague and friend Liz Bone truly made an impact on me to come join South Shore SIR.

If you could leave everyone with one piece of Real Estate advice, what would it be?

It is cliché and easier said than done, but for both agents and clients: patience. It alwaysworks out and makes sense in the end, so just be patient, do what you are supposed to do and the results will follow.

A charming couple came into my open house and loved my beautifully staged listing. The wife mentioned that she grew up in the home. We checked out her childhood room and she shared some special family memories of the home. She and her husband told me they wanted to move out of state to a warmer climate but needed help selling their primary and vacation homes and finding a home in their desired state. After a few phone calls, I found them the perfect agent and they found their dream house. I assisted in helping them sell their vacation home and am now working closely with them to stage and prepare their current home to hit the market. I am confident that with my guidance they’ll do quite selling their beautiful South Shore home. It’s funny how a conversation at an open house with complete strangers can lead to them selling two homes and purchasing their dream home in SC. I am so blessed that I was chosen to be on this journey with them.

Why South Shore Sotheby’s International Realty?

Joining the team at South Shore Sotheby’s International Real Estate was a proud moment, as the brand means luxury and service at every price point. Our clients receive the same renounced care and attention whether they’re buying or selling a $300K or $3M property. To me, the Sotheby’s brand represents expertise in marketing and international affiliations. Our 1,038 offices connect globally, whether the clients are in Duxbury, MA, Beverly Hills, CA or Rome, Italy.

AGENT SPOTLIGHT SERIES – KRISTIN COPPOLA

Kristin has been actively engaged in residential brokerage on the South Shore since 2005 and now have more than 30 years of sales and marketing experience. She believes buying or selling a home can be one of the most challenging experiences an individual can undertake, but with the right support, smart marketing and her innate desire to help, Kristin can make it a stress free, positive experience.

Let’s learn a little more about Kristin.

What is your favorite thing about being a Real Estate Agent?

Helping people – buyers, sellers and co-workers.

What do you enjoy doing outside of helping your clients buy or sell a home? What are some of your favorite hobby’s, activities, etc.?

I love anything that creates laughter, working in my yard, taking long walks/hikes in the forest, musicals, movies – action, sci fi and psychological thrillers, board games, puzzles and, of course, spending time with family and friends, especially my boys.

What do you love most about the South Shore/Plymouth County?

Being close to the water and the quaintness of the communities. It feels like I’m always at a vacation destination but I don’t have to endure the crazy congestion that comes with tourist attractions.

Share with us a memorable moment in your Real Estate career?

Just about every agent will tell you they could write a book about their real estate experiences so I am sure this will sound mundane but I once held an open house for clients who had chickens and rooster who freely roamed the property. I was warned that one of the roosters didn’t like flowy dresses. I had worn what I thought to be a less than flowy dress but a dress none-the-less. The buyers started arriving and I greeted them outside to discuss the property. While one buyer with her grandson asked me questions, one of the roosters started to approach. I watched while he came right up to me and pecked me in the foot. I shooed him away and kept chatting. The poor grandmother, concerned for her grandson, picked him up and I retired into the house to avoid the roosters return. At some point, I looked down and I was bleeding which wasn’t a big deal. It didn’t hurt and I wasn’t concerned. I wiped the blood away and finished the open house. I headed to the office to work for a bit and eventually decided that my foot was feeling weird so I went home to put it up. By the time I got home, it’d been about 4 hours since the rooster had poked me, things had gotten worse. I couldn’t put any weight/pressure on my foot. My husband brought me to urgent care. As I was called to be seen, I started to faint. I was helped to the room to await the doctor who ultimately determined that the roosters beak had actually impaled the muscle in my foot causing it to swell and that in turn affected the bones in my foot which is why I couldn’t walk on it. All I’d needed to do was take some Tylenol and ice my foot to relieve the swelling. And if you’re wondering, we never did sell the house but it is a funny story to share.

Why South Shore Sotheby’s International Realty?

I was drawn to South Shore SIR initially because of the size of the office. I prefer the intimacy of the smaller offices as it allows for more meaningful interoffice relationships and collaboration – more like extended family. Additionally, the office was home to two of the most successful agents in our area so I had great mentors to gain industry knowledge and expertise from.

If you could leave everyone with one piece of Real Estate advice, what would it be?

When buying or selling real estate, it is in your best interest to listen to the advice of a seasoned and reputable real estate agent. She or he has their boots on the ground where you are looking to transact and a pulse for what is going on in your area. They will either agree with or dispel the information the media shares on the subject.

AGENT SPOTLIGHT SERIES – KAREN BANDERA

Karen is an avid golfer and lifelong South Shore resident.

For 19 years, she was President & CEO of her family-owned business where she managed over 500 international and domestic clients until the successful sale of the company in 2017.

In addition, along with her two sisters, she owned a portfolio of multi-family and commercial real estate.

Let’s learn a little more about Karen.

What is your favorite thing about being a Real Estate Agent?

My favorite thing about being a real estate agent is the trust my clients afford me that helps guide them with a very important life decision. The emotion when the journey is complete is always such a happy and memorable moment.

What do you enjoy doing outside of helping your clients buy or sell a home? What are some of your favorite hobby’s, activities, etc.?

I love spending time with my family. As my children age it becomes slightly more challenging, however that gives it so much more meaning when we are all together. I’m also heavily involved in South Shore Women’s Golf. I captain our summer team and also play for Mass Golf’s spring and fall team.

What do you love most about the South Shore/Plymouth County?

I love the abundance that each South Shore community has to offer. You can enjoy coastal beaches, pastoral country settings and city vibes all in one day.

Share with us a memorable moment in your Real Estate career?

My most memorable real estate moment to date in my career was helping a client purchase their new home remotely. We had been looking for a few months and, low and behold, the right home just happened to become available while they were on their annual vacation. They relied heavily on my market knowledge and again, put their trust in me.  When they returned from vacation and had the opportunity to walk through their future home they were thrilled.

Why South Shore Sotheby’s International Realty?

South Shore Sotheby’s is the best of both worlds. You have the power of one of the most recognized iconic real estate brands and the local expertise of a boutique sales office that is consistently a top producing Plymouth County brokerage.

If you could leave everyone with one piece of Real Estate advice, what would it be?

The influx of real estate and home improvement shows has given a false sense of real estate knowledge to both buyers and sellers. My real estate advice is to trust your agent and the process. It doesn’t always go as scripted but an experienced agent, such as myself, will use their knowledge, resources and professionalism to get you to the finish line.

2023 Market Update (Q1, Q2, Q3, YTD)

We are bringing forward our Single Family Plymouth County Market Update for Q1, Q2, Q3, and the Year to date.

This market report applies to all of Plymouth County, MA including Abington, Braintree, Bridgewater, Carver, Cohasset, Duxbury, East Bridgewater, Halifax, Hanover, Hanson, Hingham, Holbrook, Hull, Kingston, Marshfield, Norwell, Pembroke, Plymouth, Plympton, Quincy, Rockland, Scituate, Weymouth, and Whitman.

There a few key messages we want to display to start:

  • Closed sales for all properties decreased 17.9% since last September
  • Median sales price for all properties increased 0.2% since last September
  • Inventory of all properties decreased 39.0% since last September

Why are we talking about what may be perceived as negative shifts in the market? To be honest about the trends and emphasize the importance of working with a skilled Real Estate Agent, a seasoned professional who can help you navigate an everchanging market.

Let’s start with Q1 of 2023.

Similarly, in Q1 of 2022 , the median sales price was the same as in Q1 of 2023 at $525,000 but homes moved more quickly with the average DOM just 36 days and DTO 22 days.

Let’s take a look at the Residential Snapshot for Q2 of 2023, for all of Plymouth County.

Interestingly in Q2 of 2022, the median sales price at $575,000 was up versus Q1 of 2022 but lower than Q2 of 2023 and homes still moved more quickly with the average DOM 27 and DTO 16.

Let’s compare this to Q3 of 2023.

In Q3 of 2022, median sales again showed an overall increase as compared to the previous quarter but at $585,000 it was still lower than what we saw in Q3 of 2023. DOM and DTO, however, were about the same in 2022: DOM 28, DTO 17.

And just to show where the market is at, let’s take a look at the Year-to-date numbers.

Year to date, we see average the median price for a home of $587,000 is just slightly higher than in the first three quarters of 2022 which was $560,000. This, coupled with the quarterly increases noted above tells us that in Plymouth County, home prices are still increasing even though it is taking a little longer for homes to sell. This is likely due to low inventory and continued buyer demand.

We want to remind all buyers and sellers that the choice of a realtor continues to be vital in this market. At South Shore SIR, our Global Real Estate Advisors remain well-informed about the changes in market, consumer attitudes, interest rates and other crucial market updates. Selecting your Realtor should be the first step in your home sale or purchase process.

As always, we are here for all of your buying and selling needs, on the South Shore and beyond. Please reach out to us with any questions that you may have!
